Bautzen is a large district town in Upper Lusatia in eastern Saxony, located on the Spree and has around 42,000 inhabitants. It is considered the cultural centre of the Sorbs and is the most important place of work in the Upper Lusatia-Lower Silesia region. Bautzen is located directly on the A4, and the distance to Dresden is around 45 km. The Bautzen district in East Saxony, with the five major district towns of Bautzen, Bischofswerda, Kamenz, Hoyerswerda and Radeberg, is the largest district in the Free State in terms of area and has developed well in recent years. It has three technology centers (in Bautzen, Hoyerswerda and Rossendorf), and numerous industrial parks are also located here. Major employers in the region are the Bautzen District Hospital, Bombardier Transportation and the Sachsenmilch company in Leppersdorf (part of the Müllermilch Group). The district is also a popular leisure and vacation region - with the Upper Lusatian Mountains and the Lusatian Lake District. There is a lot of greenery, and 20 areas are designated as nature reserves. The price per square meter for real estate is a third or more lower than in the city of Dresden. This speaks for the location: dynamic district; several large employers in the region; many leisure and recreational opportunities; offers for children and families; reasonable prices for property buyers and tenants

Description

Located on the southern edge of the centre of Bautzen, this monument, built around 1910 and extensively renovated in 2000, impresses with its above-average state of maintenance. The house is ideal as a manageable and easily calculable entry-level investment with moderate administrative costs. Technical: The renovation of the building, which has a full basement, in accordance with the listed building regulations began in 2000. As part of this, all apartments were given a wooden balcony on the south side of the property. In addition to the installation of a new natural gas heating system, the sanitary and electrical systems were renewed. Furthermore, in consultation with the monument protection authority, all windows were replaced and the facade was refurbished. The roof covering and interior and exterior plaster were renewed, and a smoke detector system was installed. The property was continuously maintained over the following years. The 4 apartments are 4.5-room apartments, each with around 100 square meters of living space, balcony, bathroom with tub and shower, and guest toilet - this corresponds to the ideal of a family apartment. All apartments have been rented out for many years. Bathrooms and kitchens have been newly tiled . Should there be a change of tenants, moderate modernizations in the apartments themselves are recommended, which are, however, rewarded accordingly by the rental market. A laundry room and drying room are available for shared use by tenants. Yield: Currently, net rental income amounts to EUR 25,305 per year, which corresponds to an average rent of EUR 5.26 per square meter. The tenants have been living in the building for many years, which reflects a high level of income security. Citymakler Dresden markets this property exclusively for the owner!
